Remodeling and General Contracting in Reston

Reston was founded in 1964 by Robert E. Simon, and the name comes from his initials. It was planned as a walkable community of villages, lakes, and pathways. It started with Lake Anne, more villages followed, and today Reston is home to more than 60,000 people. Many of its houses are 40 to 60 years old and ready for updates inside.

Idea Services LLC is a general contractor serving Fairfax County that runs the whole project. We coordinate the design, plumbing, electrical, framing, drywall, and finish work on one schedule. Maybe it's flooring that ties an older townhouse together, a new kitchen, or a deck. We plan it around your house and your cluster's rules.

Reston Association Design Review

If you're a Reston Association member, most changes to the outside of your home need approval from the Design Review Board. That includes decks, additions, windows, doors, and exterior colors. Interior projects, like a kitchen or bathroom remodel, don't go through this review.

What a Design Review Application Needs

The application usually includes a written description of the project, scale drawings, a site plan, photos of the current condition, and details on the materials. Reston Association staff can walk you through what your project needs. Missing information is one of the most common reasons an application gets sent back. The review takes time, so it's smart to apply well before you want work to start, especially in spring.

Don't Copy Your Neighbor's Project

A deck or window change your neighbor made isn't proof that the same thing is allowed for you. Every project gets its own review, and building first can lead to a violation letter and costly changes. Planning with the design standards from the start saves time and money.

Cluster Homes and Townhouses

Much of Reston is organized into cluster associations, and many have their own look and rules on top of Reston Association's. Townhouse projects also come with shared walls, tight access, and limited parking, so scheduling deliveries and protecting common areas matters.

Updating Reston's Modern Homes

Reston is known for modern architecture, from the Brutalist-influenced Lake Anne Village Center to the cubist Hickory Cluster townhouses by modernist architect Charles M. Goodman. Homes from the 1960s and 1970s often have low-slope roofs, lots of glass, and open plans. Updating them well means keeping the character that makes them special.

Lake Anne's Historic District

Lake Anne Village Center, built between 1963 and 1967, is now a listed historic district. If your home is in or near it, exterior changes may face extra review. It's worth checking before you plan new windows, doors, or colors.

Condo Remodels in Reston

Reston has plenty of condos, and each building usually has its own rules for interior work. Expect approved work hours, elevator reservations for deliveries, and sign-off before moving plumbing or walls. Getting those details early keeps the project on track.

Reston Town Center Has Its Own Review

Homes inside the Reston Town Center area follow a separate set of covenants. Exterior changes there must be approved by the Town Center's own Design Review Board before any county approvals.

Fairfax County Permits for Reston Projects

Reston isn't an incorporated town, so building permits come from Fairfax County. The county requires a permit for additions, decks and porches, finished basements, and most interior alterations. New floors, carpet, paint, and trim don't need one.
