Many Oakton homes are 1970s and 1980s colonials on wooded half-acre lots, and they're ready for kitchens, baths, basements, and offices that fit today. As your general contractor in Oakton, VA, we plan the work and coordinate every trade on one schedule.
Oakton sits in the middle of Fairfax County, a few miles from the Town of Vienna and a short drive from the Mosaic District. It was first called Flint Hill and later named for a giant oak tree at the corner of Chain Bridge Road and Hunter Mill Road. Neighborhoods like Stuarts Mill Woods, Lake Vale Estates, and Oak Marr mix brick colonials and contemporary homes under plenty of trees. Between the library, the year-round farmers market, and schools like Flint Hill Elementary and Madison High, many families would rather remodel than move.
Idea Services LLC is a general contractor serving Fairfax County that handles the whole project. We coordinate the design, plumbing, electrical, framing, drywall, and finish work on one schedule. Maybe it's a new deck or screened porch, a brighter kitchen, or a basement you'll actually use. We plan it around your house and your lot.
A lot of homes here are on public water but still use a septic system. Septic systems are sized by the number of bedrooms, so adding a bedroom, even in the basement, usually means checking the system first. Additions and patios also need to stay clear of the drainfield.
Stuarts Mill Woods went up in the late 1970s, and many nearby homes followed in the 1980s. They tend to have good bones, but closed kitchens, dated baths, and small primary suites. Many also have a partly finished lower level that's ready to become a real family room. Opening the kitchen to the family room and expanding the primary bath are two updates that make the biggest difference.
Not every Oakton home is from the 1970s or later. Lake Vale Estates has 283 homes from the baby-boomer years, built around a lake with a clubhouse and pool. Homes from that era often have smaller kitchens and fewer bathrooms, so opening walls and adding a bath are common goals.
Many Oakton residents now work from home at least part of the week. A quiet office in the lower level, a spare bedroom with built-ins, or a small addition can give you a real workspace. Best of all, it has a door that closes.
Oakton isn't an incorporated town, so permits come from Fairfax County. The county requires a building permit for additions, decks and porches, finished basements, and most interior alterations. New floors, carpet, paint, and trim don't need one. Spring is the busiest season for deck permits in Fairfax County, so it pays to apply before the rush. If your home has a Vienna mailing address, check whether it's inside the Town of Vienna, because town rules add another review.
Some Oakton homes sit on private roads, like the ones off Hunter Mill Road, and some neighborhoods pay a yearly fee to maintain them. Delivery trucks and dumpsters need space to turn, so planning access early keeps the project moving and the neighbors happy.
Many Oakton lots back to woods or parkland, like the Little Difficult Run Stream Valley Park near Stuarts Mill Woods. Some streets, like Flemish Mill Court, back to acres of parkland with miles of trails. That's great for privacy. It also means planning decks and additions around trees, slopes, and drainage, and checking any stream buffers on your lot.
Septic systems, slopes, trees, private roads, and the way your colonial was built are all part of the plan from day one.
Kitchens, baths, basements, decks, and floors all run through one contractor and one schedule.
